How does the process work to sell my house?

Typically we begin with a brief exchange about the property in question, either over the phone or by email. Our offer is primarily based on the size, age, and location of the home, which we can evaluate after receiving the address.  If you are aware of any major repairs needed or special features that enhance your property, we would take that detail into consideration as well. After we get this initial information from you, it then takes 1-2 days for us to come back with an initial offer.

If you are interested in the initial offer, we can then set an appointment to walk through your property at a time that is convenient for you. At all times we expect and encourage you to decide what will work best for you and your property, and we recognize that our system will not work for everyone. Where do you buy houses?

Blue Hen Homebuyers is a real estate investment and solutions company, but we are not realtors. A realtor helps match you with a person who wants to buy your house, and this process can take time. A realtor works for a commission, paid as a percentage of the total sales price when you sell. When you list with a realtor, you are also responsible to pay for any needed repairs and closing costs.

Blue Hen Homebuyers buys your house directly, so you would not have to wait for a buyer.  We also pay all closing costs, and we would pay for any remaining repairs or updates needed. We would not request buyers' assistance, which is typical in this market, and there are no fees or commissions due to us from you at any time.  That means our number is what you would actually receive at closing to put towards your mortgage and taxes, but our offer does come in lower than what you would expect to get from a prospective homeowner that wants to buy your house.

We do appreciate the value a realtor can add to the process—especially if your home is new or in good condition. If listing your property is the best solution, we will be happy to tell you that! We can then connect you with a recommended licensed agent.

What will your service cost me?

Nothing! We do not charge you any fees to discuss your situation, make you an offer or to buy your home.

Am I under any obligation to sell my home if I fill out your Property Information Form?

No, there is no obligation on your side! We will simply review the information, make you an offer, and you choose to accept or reject it based on what YOU decide works best for you and your property.

Is my information kept confidential?
