Spring is arguably the most popular time of the year to sell a home. According to a survey by HomeLight, the top real estate agents said the best time to sell a home is from March to May. Fall is another popular time to sell, what with the cool weather, stunning scenery that can make your home pop, and families eager to move into a new home before winter sets in.
Interestingly, despite the great weather, summer isn’t an ideal time to sell a home due to several reasons. For starters, many people are off on vacation during the summer. Kids on their summer break also need more attention from parents (i.e. prospective buyers). Likewise, summer activities can distract potential homeowners from looking at your home.
Admittedly, not everyone has the luxury of waiting until fall or next spring to sell and relocate. If you need to sell your home in the summer, here are a few things you can do to increase your chances of closing a sale.
Boost Curb Appeal
The weather is on your side during summer, so be sure to work extra hard on boosting your home’s curb appeal. Mow your front lawn twice a week, trim your bushes, plant flowers, paint your house number so it stands out, keep walkways free of debris—do everything you can to make your home warm and welcoming.
Add a Dash of Color to Your Home
One way to brighten up your home for an open house is to add summer accents, whether it’s a throw rug in a vivid blue color, throw pillows in pastel colors, or drapes in bright yellows or clean whites. These may seem like simple measures, but when you have a home dominated by dark colors, bursts of color here and there can really make a difference.
Let the Light In
Summer is all about long, bright days, so be sure to let as much natural light into your home as possible. If you have heavy drapes, remove them or replace them with sheer curtains. Pull window blinds to the top and tape their strings to keep them neat.
Move Furniture Outdoors
Summer is a great time to show off your home’s outdoor spaces in their full glory. Consider moving some of your furniture outside to help potential buyers imagine themselves lounging around in your porch or backyard.
Moving furniture outside also frees up space inside your home, which will show buyers that your home has room to move around in.
Keep the Air Moving
Depending on where you live, summers can make your home’s room unbearably warm and stuffy. Be sure to keep the air circulating around your home, whether it’s by placing floor fans or turning down the air conditioning to a level below what you’re usually comfortable with. This is great during extra warm days and when you’re having potential buyers over.
If you have neither the time nor budget for these tips and need to sell your home over the summer right away, you can always sell to a property investor like Blue Hen Homebuyers.
