4 Tips to Expedite the Process of Selling Your Home As-Is

Selling your home as-is means selling your home in the exact state it’s currently in. This normally entails an agreement between you and your buyer that there will be no repairs or improvements made before the sale, meaning that the buyer has full knowledge of all the problems the house currently has but is buying it nonetheless. This doesn’t sound ideal, but it’s the perfect setup for a quick and relatively inexpensive sale. If that’s the kind of home sale you’re after, here are some tips for going about it:

1. Be Ready to Price Your Listing Realistically

If you want to make a sale appeal to a buyer, there’s really not much else to do but put yourself in a buyer’s shoes. A buyer, knowing that they’re entering into an “as is” deal, will naturally be mentally piling up the costs and making numbers match. To a buyer, your home is not just the price on the listing.

Get on that level of thinking and meet them there. Give the price that you know your home is worth minus the costs of repairs. You can point out these repairs are minor and won’t be too costly.

2. Be Clear with Your intention to Sell As-is

Selling a home as is isn’t usually the way to go, and this is where some buyers and sellers sometimes run into problems for the sale. Place it on all your marketing materials and exhaust every means to let your buyer know that they’re getting the home in its current state and are assuming the liability of necessary repairs. This may even mean having to include an “as is” addendum to the sale contract you’ll have with them.

3. Get Your Home Inspected Before Listing It

Having a thorough understanding of the home you’re trying to sell is important no matter the level of connection you have with it. For one, this enables you to properly decide on the right price to sell it at, given a more complete picture of what needs to be repaired. Buyers also tend to get cold feet the less they feel they know about a property, so providing them an inspector’s report will do plenty to keep them confident in their transaction. This report should be paired with professional estimates on how much it would take to get certain things repaired, keeping the buyer from overreacting and coming up with their own trumped up and baseless estimates.

4. Be Ready to Make a Few Basic Repairs

While your goal is obviously to sell a home as-is, it’s still a good idea to make a few basic repairs before selling it to get as good a price as possible. You don’t have to go all out, but things like cleaning up, removing clutter, and patching up holes in the walls can go a long way towards making your home easier to sell.
